As an LSS Construction Manager with LotusWorks, you will oversee the construction, installation, and commissioning of Life Safety Systems (LSS) within a high-tech semiconductor or mission-critical facility. This role requires strong leadership to manage subcontractors, enforce safety and quality standards, and ensure successful delivery of fire alarm, gas detection, suppression, and emergency communication systems. You will collaborate closely with client representatives, engineering teams, and other discipline managers to achieve project milestones on time, within budget, and to the highest standards of safety and compliance.
Responsibilities:

  • Lead all Life Safety Systems (LSS) project activities, including fire alarm, smoke detection, emergency communication, and security systems.
  • Develop and maintain LSS project execution plans, budgets, and schedules.
  • Coordinate closely with general contractors, CSA, MEP, electrical teams, and client representatives.
  • Review and approve design documentation, shop drawings, and submittals.
  • Ensure all designs comply with NFPA, IBC, NEC, and local AHJ codes and standards.
  • Manage design coordination meetings to resolve system integration issues.
  • Select, qualify, and manage subcontractors and suppliers for LSS systems.
  • Negotiate contracts, monitor vendor performance, and track deliverables.
  • Supervise installation of LSS components, ensuring adherence to drawings and safety standards.
  • Oversee integrated system testing (IST), FAT, and SAT activities.
  • Collaborate with AHJs for system inspections, approvals, and certifications.
  • Identify risks related to fire protection, emergency response, and security systems.
  • Implement mitigation strategies to ensure reliability and safety compliance.
  • Maintain project documentation, including redlines, as-builts, and O&M manuals.
  • Prepare regular project status updates and progress reports.
  • Serve as the main point of contact between clients, contractors, and authorities.
  • Lead coordination meetings to align milestones and resolve issues.
  • Provide training to client operations staff on system operation and emergency protocols.
Skills Required:
  • Strong technical knowledge of fire alarm, gas detection, suppression, and emergency communication systems.
  • Familiarity with NFPA codes, OSHA requirements, NEC, and industry best practices.
  • Proficiency in construction/project management software (e.g., Procore, BIM360, MS Project, Primavera P6).
  • Excellent communication, leadership, and organizational skills.
  • Ability to read and interpret schematics, P&IDs, and construction drawings.
  • Commitment to safety, quality, and client satisfaction.
Education / Licenses / Certifications
  • Bachelor's degree in Electrical Engineering, Construction Management, or a related field preferred.
